Fees are calculated on a 'fixed' fee basis or a percentage basis which
enables you to be in complete control of your project finances. NOTE: Fees start from as
little as £325.00 depending on the type of survey, complexity of the service, and distance from base.

We offer the following types of Building and Property Surveys:
Building Survey (formerly called a Structural Survey) ( Recommended ) (Fees from £375 for survey and report)
This survey is for those who are serious about knowing the condition of the property.
A Building Survey is suitable for all residential properties and provides a good
picture of their condition.
* It is likely to be needed if the property
is, dilapidated, in need of repair, has specific problems, has been
extensively altered,
or where an extension, conversion or renovation is
planned
* It is usually designed to the client's individual requirements
and the specific circumstances regarding the property.
The report often includes extensive technical information on construction and materials
as well as details of the whole range of defects, major to minor.

Homebuyer
Survey and Report, and Home Condition Reports (Fees from £325 for survey and report. Note: this fee does not include a valuation)
The
Homebuyer Service is in a standard format and
is designed specifically as an economy service. It therefore differs
from a Building Survey in two major respects:
* It is intended only for particular types of home:
houses, flats and bungalows which are conventional in type and construction, and apparently in reasonable condition.
* It focusses on essentials: defects and problems which are urgent or
significant and thus have an effect on the value of the property -
although it also includes much other valuable information.
The
Homebuyer Report Survey, unlike a Building Survey,
provides not only a survey but often a valuation is provided as an integral part of
the Service.

Reinstatement Cost Assessments for Insurance Purposes (Fees from £425 for Inspection and Assessment. Note: Future 'Desktop Assessments' are by quotation.)
These 'assessments' are necessary to check that your Home Insurance policy is based on the true, up to date rebuilding cost of your home.
Most domestic house insurance policies require that the sum assured is the full rebuilding cost of the property. It is the responsibility of the insured to get this figure right.
Professional advice and judgement, are required to arrive at this costing, particularly where a property has any unusual features. We can supply that advice and judgement, and provide an assessment for your insurance needs.
Does under or over insurance matter?
For example: if you are, 25% over-insured then premiums will be 25% greater than is required and, in the event of a claim, insurers will pay only up to the true reinstatement cost and not the sum insured.
The additional premium for the over-insurance may total a large sum over the period of your ownership. You will be paying out 25% MORE than is necessary!
If you are, 25% under-insured you are at risk of a substantial loss.
In the event of a full loss the insurer will pay out 25% less than the true reinstatement cost ie the payment will be limited to the sum insured.
In the event of a partial loss ie a fire which destroys only the kitchen or a flood which damages only the ground floor, insurers will 'pro rata' a payment ie will pay only 75% of the cost of reinstatement.

Property Surveys
These
include: Land Surveys, Boundary Surveys, and
Party Wall Surveys.
Land
Surveys
Land
surveys are carried out to establish the size, topography,
and levels etc. of a proposed development site.
In
relation to Residential Projects they are often
needed to establish the location, size, levels, and nature of the land
involved. Such information is required for design purposes, and also
for obtaining necessary approvals from the Local Authorities, and of
course the actual building of projects.
These
surveys are also used when transactions are
taking place with respect to Farming Properties or Commercial
Properties which are changing ownership, or where land ownership is
disputed.
Boundary
Surveys
These are
performed either in conjunction with
Land Surveys or individually to establish the boundaries of properties,
and again on such occasions as when property ownership is being
transferred, or boundaries are in dispute, or a building project is
planned.
Party
Wall Surveys
These are
often involved in settling possible
party wall disputes where neighbours are involved in the planning or
construction of building projects. Party Wall inspections and surveys
are necessary to ascertain if the Party Wall Act has been adhered to
and also in the deciding of Awards under the Party Wall Act.

Peace of Mind
Inspections
You can also
engage us to inspect the
builder's work during the process of building even if we have not drawn
up or been involved in any design work or contract negotiations prior
to the building work starting.
Local
Authority Building Control Inspectors will
offer a minimum amount of inspection and are concerned mainly with
compliance with the Building Regulations and Structural stability. This
does not include many
aspects of design and quality. We will fill in that gap for you,
offering you peace of mind with our 'peace of mind inspections', which
can be as frequent or are infrequent as you require or the project
needs. We will be happy to discuss possible needs with you.
